Why South Florida , Arizona , Nevada ?

I assumed Florida because it was a retirement mecca , is that so ?

Arizona + Nevada fell because they were cheap alternatives to living
in California ( is that so ) ?

When I look at the chart below it is 2 bedroom dwellings that have
taken the biggest hit . Is that because they are part of larger complexes
or some other reason ?
Are 4 bedroom dwellings somewhat immune because extended families
are now living together again or because they are perceived as
better value .
